Treat or replace your roof: how to decide
Short answer
The decision is not made on price, it is made on the condition of the shingle. A shingle that is flexible, in place and holding its granules gets protected. One that is brittle, split or bare gets replaced. Treating a roof at the end of its service life is spending twice.
Which signs point to replacement?
Split, lifted or missing shingles. Granules coming off in quantity and collecting at the bottom of the gutters. A shingle gone brittle that snaps instead of bending. Failed flashing, sagging decking, an active leak.
None of that is solved with a surface product. It is roofer’s work, and a treatment applied over the top only delays the real expense.
Which signs point to treatment?
A roof still flexible and complete, where aging shows but is not far along. Moss or algae on a sound surface, cleaned off before protecting. A recent roof you want to keep in good shape longer.
The logic is preventive: you act on absorbed water and UV exposure while the material can still benefit.
How do you compare the two costs honestly?
Compare what each option buys, not just what it costs. A replacement buys a new roof and a service life that restarts at zero. A treatment buys slower wear on what you already have.

Who should decide?
A roofer, on the structural condition. That is their trade and not ours. If you ask us to assess and the roof is at the end of its run, we will tell you that rather than sell you a pail.
One piece of advice that holds for everyone: be wary of anyone who answers without having looked at the roof.

- We have no verified figure to publish: it depends on the region, the pitch, the tear-off and the condition of the decking. Get quotes from roofers in your area.
- Can I treat only part of it?
- Technically yes, surface by surface. But if one section is in poor shape and the others are not, that is a sign to have the whole roof assessed before spending.
